Would love some input about the pros and cons of ARTIFICIAL GRASS in backyard of rental properties.

I have an existing rental property that I am trying to move into an LLC.The mortgage company (Washington Trust) is saying "no" and that I would need to refinance. 

Just to throw some numbers out there,  If it costs about 45K to rehab and rental income should be about $24000 a year.

Asking because you have 7% down and CMHC insurance and you can't buy a rental that you aren't living in with less than 20% down in Canada. 

I have a rental property in Park Forest, Illinois & everything has gone up in cost & the taxes are ridiculous, as with many South Suburbs of Chicago.

I just turned 58 and when I was 55, I got my bachelor's degree in IT/Software Development from WGU, which is an online, self-paced university. 

I use Zillow and the Rental Property calculator on this site to do all of my LTR analysis.

It will be impossible to find something cash-flowing as an annual rental in that price range and asset class.

Lenders might also require a history of rental income on the property or at least a market rent analysis to support the numbers.Given that you’re also looking for down payment assistance, which typically comes with its own set of lender requirements, your options might be a bit more limited.
