If you are successful obtaining excessive fees, then someone is getting screwed.

I have my family and friends full support, I have a team of experienced contractors, I have a long time employment and a great credit score to obtain financing.

Zillow leads are garbage when compared to the quality and expense of obtaining leads organically.

I believe this can be obtained by dialing an IRS automated line.

Only thing to really remember is to NEVER pay for information you can always obtain for FREE by professionals who are actively doing deals every day.

Some contingencies or subject to's that I've seen in a contract:This contract is contingent upon approval by the buyer's partner.This contract is subject to an inspection satisfactory to the buyer to be done within 30 days of the execution date.This contract is subject to the buyer obtaining financing.

And it could be it's easier to obtain the information on that trustee's foreclosures because they do so many and are more efficient at disseminating the information.
