IRA is tax-sheltered vehicle so there is no benefit of doing so inside of a self-directed IRA. 

Last time someone abandoned 3 vehicles on the properties the trash out crew had to haul and pay someone after DMV determined they were abandoned.

It’s a powerful vehicle but it’s not for everyone.

You shouldn't have any issue using the land as collateral on whatever type of property purchase you want so long as you use the right vehicle.
