Did you leave the correct spacing between the floor and the wall so it could float properly?

Can anyone recommend a structural engineer in the Bay area in the commercial/industrial space?

Either two people who are roommates and they split after a year or two OR a married couple who has a spare bedroom but then have a kid and need more space.  

I'm sure there are still some but the volume is so low that it's hard to find deals in that space.

I am having an issue with single family investment home in Florida with  Fire Insurance Premium being increased by  70 % because a small section of the living space is under a "flat roof". 

My house is SFR 4000 sq ft living space,it has two units, sort of duplex two kitchens, two heat pumps, seprate entrance.

About the rental unit: basement studio (class C neighborhood, funky entry through the garage but sweet outdoor space and lots of light so not a total dive).

I'm assuming the floor joist are worn because it is an old house with a crawl space.

Looking for some perspective, specifically from those in the university housing space...but really from anyone.

It is plain cash flow market and that's my main goal of being in REI space.
