It looks like the house is in pretty good condition from the exterior, have most of the mechanicals been updated recently to help put a little more cashflow in your pocket and less in CapEx?

We let the mechanicals (elec, plumbing, HVAC) provide the wires, tubes, duct, etc. for the rough-in stuff. 

It gave me a lot of insight into house flipping mechanics.

The renovation should be consistent with current design trends, there should be emphasis on replacing items that lead to deferred maintenance (Capex), and lastly property management.

There is a mechanism called "sale lease-back" with an option for repurchase that a private investor or lender might be interested in so as to get you the cash you need from the ARV but still give you the ability to buy the house back at a set price with a conventional mortgage.

I know there are areas of the country without zoning, but often they still have de-facto zoning via some other mechanism like use or a density based criteria like units per lot...not saying that's the case where you are, it's just becoming much less common for there not to be zoning and building restrictions anymore. 

Who knows what else is going on.Was it a mechanics lien?
