I finally got feed up with is this legal in our state or not and contacted the agency ( RE agency)if you do you not own the property and simply have a contract on it.. its not legal to market the propertyThe Agency is well aware that unlicensed “wholesalers” are rampant in our jurisdiction.

If there were no out of state investors buying in these markets and it was all organic locals the values of the homes would be far less than they are today SIMPLE supply demand economics.So don't over think it .. you can get on MLS feeds and see what stuff is listed for on MLS.. sometimes a nicely maintained owner occ home bought through a traditional broker is just fine.. you then hirer a Pm to manage it.

I think the turn-key model is flawed to some extend, because to be truly successful you have to feed into the unrealistic expectations, which easily leads to skimping out on necessary repairs and overselling the product and then you end up with what Rebecca just described.
