Today, Class C were hit the hardest, since many tenants who are employed in the service industry (restaurants, hair salons, etc) are out of job, and cannot afford to pay rent.

You gotta think the ones selling right now either have a loan maturing soon, have identified an "up-leg" they want to trade up for, or are spread to thin and need some sort of a liquidity event.
