Your strategy is very similar to mine.

If anything the virus has caused more people wanting the stability of a national investment grade single tenant with a NNN lease because they can typically get better yields than bonds and gold etc.

For example earnings from a reservation on December 31st weren't included in Airbnb's reporting earnings for me in 2019 (because it was paid out in January) but I include it in mine since I technically earned it in December.

I asked my accountant and a real estate agent buddy of mine and the first thing they both said was get an llc.

As many people say “if I had Hinrichs money I’d burn mine.”  :-). 

Everyone has their strategy (and everyone thinks theirs is the right one) and this is mine for now.
