What was the purchase price of your property?

Law firm now seems to be marching forward, so thats good news.

I've been searching for rental properties in Columbus for months, but I've noticed that it's extremely difficult to find a property that's profitable with high interest rates and already significantly increased property prices.

Pretty insightful.Decks, porches,  skirting, delivery, leveling, and set up is included in the price of the homes from the dealers and factories I am buying from.I have not heard that webinar yet.

The property seems very appropriately priced based on all the upgrades and already has a tenant.

But that area is a very nice area with a good tenant base and should rent quickly if priced in line and not reaching for the moon on rents.

Most folks that are offering you a cash offer + offering to pay off all your closing costs typically buy at a good price (if they're investors).

The competition there can drive prices up, making it harder to find properties with good BRRRR or flip potential.

Other than that, it's a very landlord friendly state, rents are on the low side but price points are perfect for a new investor to get into versus say the west coast or sun belt.
