The dues were quoted from realtor.com and I now have a HOA budget summary sheet for the fiscal year citing dues of $125/month and an annual capital reserve fee due each March of $225, once per year.

The seller has no control or influence over the price the bank will accept, unless he wants to kick in the difference.

That helps in case you are in a situation where you have no tenants or some other fiscal emergency.

Although I have been cruising this site for a short while now, I have grown to really appreciate what the folks here at BP are offering and am ready to get involved and learn more...so here goes,   I am indeed a newb to real-estate in general, although my late father was an aspiring creative financing artist before his time came and I suppose that influence is rubbing off on me. 

Once you establish a reputation for getting  the job done your referrals will carry you but until then its about expanding your sphere of influence to where people will think of you when some one says "hey do you know an agent"....Again my thoughts on the subject from my experience over the years with good and bad agents.

What the economics look like is mostly influenced by supply and demand.

I realize these specific distinctions may influence the type of brokerage I should be looking for.
