If you have built 10,000 followers organically then you are on track to think it will help, BUT it is not attractive to sellers to be featured on Instagram until you can show them that those 30,000 eyes are asking questions about the property and it is creating showings.

So really the inspection is only as good as the quality of the inspector...so if you are worried about paying the $1300 get a few quotes from different inspectors and see if you can use this as a chance to find a really good inspector that you see eye to eye with and if so maybe this is a trusted inspector that you can use in future deals who will save you money on your deals.

You're still making money, but in my eyes (and many others), it's not necessarily a fair deal on your side due to the higher financial contributions/stake in the game.
