We bought it 8 years ago for $150k, and it has appreciated extremely well.With the way that mortgage rates are currently falling, we began the process of doing a cash out refi to pull $150k out of the property to be used for other investments. 

again when he speaks, i just listen and attempt to derive the most i can from our time together. this guy is extremely passionate about real estate, i can just feel it as he speaks. 

I have 4 h pi use in the area that sold for over 130 one on the market for 150 and the rest r extremely cheap because they r foreclosures.

My landlord was extremely sympathetic to my plight and agreed his son would move immediately, it has been four months however, And he’s apparently now feeling the pain of those four months, therefore I am being evicted. 

I can empathize with all the emotional aspects, the DEEEEEEPPP research, trying not to get too involved too early on and risk being majorly disappointed,  getting outbid frequently and learning to walk away.

That's how I executed my first property and was fortunate it appraised for over $150k more than what I bought it for only 9 months after purchase so I was able to ditch the FHA and refinance, but that's a pretty extreme case.

If I had this property in front of me, and someone wanted me to make an offer on it, I would make very sure I included one extremely important thing in my offer...invisible ink.
