:) Super Jumbo is generally up to $5m & still largely algorithmic like you are used to, larger than that it's generally done on a one-off basis.Worth noting is that technically the lender still must follow the post-recession "Ability To Repay" rule, meaning the lender can't just go "oh, 40% down, we can't lose even if we have to foreclose, loan approved!"....

@Jason Monroe My question is whether you know that you're getting the best possible deal without marketing it to the widest possible audience.Every study I've ever seen says that a FSBO on average sells for about 16% less than a home that's marketed by an agent.

With your size building,,@ 6 units, I believe if it were me I'd post  Sept 1, to take affect on 10/1 the new rental criteria, / with occupancy,, that way incoming would be set to that number and existing would know they can't add anyone to their leases to be over occupancy going forward, and renewals would know if they are over occupancy you will not be renewing per the new criteria.If it were a much larger complex it would be much more difficult to implement a new occupancy limit for units that may have had 4 people.
