You want to buy a deal based on the fact that it is a good deal today. 

I’m a newbie and looking to get into the REI world, starting off by learning before I make my first purchase (either a rental or flip).I’ve only heard good things about the community and I am looking for education and tips, while limiting risks and avoiding huge financial pitfalls.Thanks in advance, and I am looking forward to this new adventure!

I am looking into the cost of granite and installation today.

I also don't know if the water / power are metered separately - I plan to drive by today and look for meters.Now that I know I have time to secure funding, it boils down to getting the pre-approvals done and deciding on what I'd bid.So to update my back-of-the-napkin conservative numbers:Rents:  $3900 / mo or $46,800 / yr assuming fully rented which isn't hard here.Expenses: Lawn care ($400 /mo during summer, or $2800 / yr est. 

I've only been on here for a few months, but I've dived really hard into educating myself on SFH REI and am getting just as deep into Multi-Family/Commercial currently.

If the deed was good yesterday, it is the same deed today--the lender is getting PRECISELY the same title they had yesterday, last week, and last year.  

I forgot to mention it in the 30s at night and didn't even hit 50 deg today.
