An extra bedroom can add $20,000 to $50,000 to your home's value, depending on your local market. 

Land Use attorneys are usually engaged for large, complex developments (although, again, maybe that's the norm in your market; I'm in California).

Current PM is fine, but they do not have student rental market understanding in my opinion.
