I heard all the tenant stories and went with her to view potential acquisitions.Oddly, neither of my siblings own investment property. 

We hold our properties in an LLC and have $2 million of umbrella insurance for just the reason described by @Dale Stevens

We should start following the lead of countries like Germany that don't view private property ownership as a RIGHT.

Just to begin gaining some kind of experience I plan to call the seller this eve to see if it's still available and to see if I can view it over the weekend. 

I think I provide a more realistic view to most who are considering it than the people who built up a big portfolio before taking the leap.What were you doing before, and what do you do now (professionally)?

@Larry Fried - thanks for the mention ;)Yes my husband and I do the same thing you are describing only intentionally with the goal of building our empire.

Anyway, he is willing to sell his duplex with a great view of Downtown LA at a decent discount.  

I agree that I would like to find someone with the described experience.

My issue is that I'm looking to do renovations starting in June 2016 and haven't found a contractor that will reply back.The contractors will either not follow through after I call them to view the property.

Looking forward to seeing if my views change on this idea.
