For receipts and one page documents, I use the free smartphone app "Genius Scan" to snap a picture of a document and it will convert to PDF (and auto adjust the image for easy reading) and allow you to save them on your phone or email docs to yourself.

I helped build quite a few higher end custom houses in the China Spring area, back in the early 2000's, back when I was working as a framer. 

The higher-end builders (Partners in Building, Frontier Custom Homes, etc.) are going to pay better, but, much like a sales job for Jaguar, you may slowly starve to death in a very expensive suit.

The process has been efficient and my partner(s) who have had SD IRA's before are looking to set up accounts with MidAtlantic after seeing how quickly they could get things funded.Note:  I have not ties with them other then being a satisfied customer.

It's pretty impossible to give you good advise without a full picture of you financial situation. 

If they understand that although the price an investor is willing to pay may not be as high as retail, their retail customer is likely to buy one "pretty" house and they would have to wait at least 5 years for them to come back for another if the Realtor is lucky.
