I am currently thinking about sleeping in the detached garage & converting it to a live-able space or sleeping in an office space converted to a bedroom on the first floor.

I would have to do quite a bit of restructuring of my current VA Loans as well as my Wife's but we both have the entitlement so maybe we could be the ones to pull it off. 

I am currently on W2, though it's commission based, so I have an irregular income, however, I'm expected to make 60-70k on the low end my first fiscal.

Lenders are currently utilizing STR income to qualify for the loan which helps keep the ratio requirements met.
