Are you 1031 exchange? 

Im looking for someone to work the deal with in exchange for bringing the deal.   

It yields more than core plus, in exchange for the execution risk of planning to improve the property increase the rent.

I was hoping to get opinions on what I should Invest $45k (US currency) on in terms of a SF home or MF?

Seeking any advice from the pros on owner finance and 1031 exchange.

Searching for smaller deals that I could put up a larger portion of the equity and in exchange get a more hands on approach to the entire process or potentially also being a GP to help with the net worth or liquidity requirements. 

It involved the seller selling properties for "real" silver dollars (coins) and hence the sales amount was far "less" in those dollars than if "paper / fiat" currency.   

I have been convinced to put my building up for sale and exchange into additional apartment buildings.The problem I have is justifying the price per door I'm having to pay.

If there is credible intel that market prices are about to erode badly or market rental income, someone may have some motivation to sell based on what their holding period and strategy is.A buyer can experience strong motivation to buy for similar personal or economic reasons... say the buyer sells a property and really don't want to pay capital gains tax, they decide to reinvest entire funds in a similar capital asset but there are some time constraint issues associated with a 1031 exchange.
