It would be perfectly fine to purchase as tenants in common, and as long as Cousin A purchases is at least as much interest as the net sale of the old property.

Personally, I love Sherwood Forest for long term rentals, but there are tons of other great neighborhoods to invest in. 

Tenants don't see any difference between a den and a bedroom as long as it's a functional living space, so you won't run into any issues thereIt's unlikely that you would have to pump out the system more than normal with standard usage, but one thing I would recommend is to always ensure your septic alarm is fully operational.

Essentially if they are a regular house but they have a log cabin "feel" they will be ok as long as you prescreen it with your lender upfront.
