I would bet the MLS has good deals you just need to spend more time searching and act quickly. 

There's a vacant lot down the street from me that has sat for decades and I'll bet the owner just passes it down to their kids. 

I just wrote this article a couple weeks ago...maybe it gives you some things to consider along the way-https://www.biggerpockets.com/renewsblog/considera...More specifically on the numbers, calculate what you'd be profiting (don't forget to subtract mortgage interest and property taxes and all that) and compare that to what you would pay in rent. 

Does anyone use any other calculators from elsewhere to confirm that a deal is good before buying the property?

Also, how did you calculate that we’d have 17k in reserves after one year?

Then make decision to calculate gross rent to cover peak usage rates that way tenant has utilities built into rent and you save expense of all the HVAC  work.
