Depending on your RRSP limits and what you can contribute, you might want to consider self directed RRSP so you can lend that out as arms-length mortgages.

I started house-hacking with my boyfriend (now husband) as it was my condo and I made him pay way more of the mortgage since he didn't contribute to the down payment. 

I would think this trend is contributing to rents staying flat as it's harder to increase rents dramatically on renewals than with turnovers.

The question is how the funds that they contribute can be shown as seasoned funds.

I tend to look for stuff like a formal living room or dining room that can be made into a bedroom or contribute to a JADU for really high forced appreciation relative to expenditure.I don't know your situation but we could not afford a single family home in LA but we could afford two.
