The only exception is a transfer accomplished as part of an estate planning matter (which can be easily accomplished with some creative thought, IMO).Having a seller sell to another party who has an ownership interest in the subject property is not a problem, an examples arise from a property in trust, divorce, estate settlements and domestic partnerships.
