Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Got myself connected with local agent, local property manager, and even learned some of the local politics during my visits.  

I’m working as an agent in the Hampton roads area.

Per our agent, rent is ~ $1500 for one unit and ~ $1700 for another.

Does anyone have any recommendations/recent experiences with 1031 qualified agents?

I think you would have to speak to a title agent and to the owner's current lender.

The house is a 3b/2ba 1,895 sq ft home but an additional sunroom built in which brings sq ft up to 2,055 (based off tax records my agent found).

Carolina or the fact that the SC legislature passed a law that can exempt your rental from property taxes if you meet certain qualifications.I'm wrapping up my Enrolled Agent licensing in early May so I can put that moniker on my title even though I've been doing business and personal taxes for years.Feel free to reach out if you have any questions. 

As a cash buyer, if I come across a deal on the MLS, can I submit the offer directly to the seller's agent, or do I need my own agent?
