I know this could lead to some bigger issues that could mess up the calculations that I added into the flip calculator but I'm still interested in the property.

you would be changing mortgage payments from roughly $955 to $1432, another $477. with taxes and other expenses, could a buyer make enough money renting it to be worth buying the property for the extra 100K

I received 2 quotes for the roof replacement prior to and both quotes are lower than what I put the estimation at, I added about $2500 more after receiving their quotes.  

All local news outlets covered the opening, I did a mailing campaign, social media ads, etc.  

If there are any other value ads, to help a sale, I would be looking into those.

Not to mention you'd have to have an extra meter the anything on the exterior.
