I can tell you from my perspective, I would only partner with someone who either had 1) capital that I need for my intended project, or 2) someone who brought substantial experience that I don't have, including a track record of success.Basically, if you aren't going to bring your money to the table, you better have a great sales presentation on why you are the most knowledgeable person around and how that will increase my ROI.

I've been thinking about doing some direct mail campaigns and make some connections to try and bring wholesale deals to the table in addition to REOs and other listings on the MLS. 

Are you just suppose to bring the opportunity or money and experience to the table?

Back to voting for a second, even if I'd take that notion of 1 investor 1 vote (if I invest $200K why shout the guy that brought $25K to the table have the same influence as I do?)

So, I thought I'd share with the group my current game plan on how to find either the established local superstar wholesaler--or, nearly as good in my mind--the superstar who has started his climb up the mountain (because I'll happily latch my wagon to his and we can both make money on the way up).  

Question, did you come to the table with personal funds or a HML?

I have a job that pays under the table would I be able to get a loan to get my first rental property say a duplex?

After all the turmoil I'd been through just getting to the closing table, I wanted just a little more fanfare.

I'm open to any advice I can get the more the better I would really like to partner with someone here in Texas I have a lot to bring to the table I'm committed, I'm getting educated, creative, and I have time on my hands
