@Mike Imbriglio the lien is for all intents and purposes going to be added to your purchase price, because it is unlikely the seller has the money to pay it off and you can't get clean title without paying off the lien, (that is what its intention was).

Of course I know it’s there, the inspector wasn’t worried and advised me to clean it with bleach as it was dry, so it must have been from some older, but since fixed water damage from the 2nd floor unit.

Most of the routine payments and receipts are handled by auto pay.

This is also the first property where I assembled a small team to help with cleaning, repairs, and snow removal.

What’s your plan for cleaning between guests? 

I inspect my own properties once a year, I try to take care of the things that reduce later damage like cleaning the gutters and servicing the furnaces.

Full paint and flooring (including removing some wall paper and glued down laminate flooring), patched holes in walls, replaced cabinet doors that were missing, replaced a few lighting fixtures, reconfigured closets that were missing hardware, cleaned up back yard.

They can't clean it once in a while?

Very easy and makes everything just look neat and clean in a way that you can't quite put your finger on.
