They aren't a big player though, I've walked their construction in Prince William County, Virginia.

The other houses are rented 850 $ each.The net of it is that today I am still in the red on those properties.

Likely will have to go through the normal red tape and take them to court.

All renovation loans will cost a little more, but worse than that, you have to go through the red tape with the bank, which can feel a bit cumbersome ... you have to ask for permission to change your plans, and you are supposed to wait for their approval, etc. etc.  

The big red flag that caught my attention was the return of "$0 down" and "as low as 550 score" mortgages.

Being that this is going to be non-arms length, it would raise all sorts of red flag.Your situation is in a bit of grey area.
