I work as a travel tech(travel nursing) and am gone for 3 months at a time.

And with an absent father, no mother, and a 17 year old kid in charge, don't expect any cleaning of the home will ever happen. 

House is currently a 3/1 and I plan to convert the house to a 2/1 long term rental and a 1/1 mother in law unit to be used as a short term rental.

Hi Karen, I can also vouch for @Chris Lopez as a terrific realtor, and he knows how to find good house hacks for whatever you are looking for multifamily, house with mother-in-law, house with walkout basement, big house with lots of bedrooms to rent out, etc.

They both signed the one year lease. 13 months into the lease he needs to move out of state to care for his elderly Mother.

I know the owners mother is now in a nursing home and that is taking up a lot of his time.  

And there is the mother of all rattles where one of the supply pipes near the floor and exits under the house.  

A little about myself, I'm 28 and a registered nurse that works in a Boston based hospital, currently living at home with the rents and saving for a home with my girlfriend.

I am a Detective in Broward County and she is a Nurse at Baptist.
