Hi everyone, I am looking to put in my first offer for a flix&flip :) and I just wanted advice on if I estimated rehab costs correctly before moving forward.

Estimated to rent for $1200 to $1300 a month.

REI black book also has decent construction figures to estimate. 

. $125 and some foot work and we would have an answer.The seller has a mortgage recorded only a few years back and we estimate they owe $126k, they are selling for $149k.

I recently posted about how to approach learning to estimate rehab costs, and got a ton of responses.

I am a broker here in NC and estimate the two properties to sell for $100,000 ea.
