In analyzing a few hundred deals this week, utilizing Bigger Pockets calculators, it seems you either have to find a short sale, off market deal or put a large down payment to get positive cash flow.    

I was wrapping my head around what it is to analyze financially a multi family 5 or more units and the process beginning to end.

I was wrapping my head around what it is to analyze financially a multi family 5 or more units and the process beginning to end.

I have used Old Republic Title (in Monterey) and First American Title (in Salinas) in the past, but not for wholesaling purposes, and to be frank I never really analyzed my title company in terms of "investment friendliness". 

Should I analyze the deals separately and put them together or something completely different?

I’ve been analyzing deals daily and getting a good understanding of our market, my financing approval is finishing up this week, and I will be starting putting offers in next week.

Please comment and provide anything I should be thinking about to analyze this deal better and/or if this is just too good of a deal and I need to jump all in.
