I think some self employed people run into issues because they write off too many expenses and end up not showing enough income.

Friends and money doesn't mix well, and it's always best to have everything in writing so that Thanksgiving dinner doesn't get awkward. 

One thing I don't think people put enough thought into when they are picking a remote city to invest in is that it's a built in tax write off to visit your properties.

The only thing men can do that women can't is write their name in the snow.It's your own gender biases that will hold you back, not others'.  

Afterwards Your business can be used to write off expenses towards your new investments.

I felt like an old curmudgeon writing it.

Just tell the buyer you disagree and get your two engineers to write something up saying its working.

Of course, it has to be in your brand new-car, and you have to pay the gas and probably get this investor to lunch, after this you may have to write 30 offers,  all way below asking price, and if you are lucky enough, you put one under contract, then you have to go with your buyer to inspections and very likely you have to open the door to 2 or 3 contractors so they can start doing an estimate.
