Main corridors along the light rail are seeing improvement.

Supposedly stays all winter and keeps the heat in and lets the light in.

But I'm curious--what has been your experience with late fees, and how do you deal with your late fee policies in light of these laws?

I don't put that clause in my contract lightly.

Everyone else I spoke to warned me about how quickly a $50k rehab budget can blossom into $75-ish!

I can't point you either to where it says running a red light is against the law, but because it's a law I deal with on a daily basis I know that it is in fact against the law to run a red light, the same way I deal with TRID on a daily basis and know that it's against the law to disclose the other sides numbers.

So for that reason this is where your sponsor due dillegence comes in play and what's has been their track record.Of course the normal warning that past performance is not indicative of future performance applies ;).In many of the platforms you will see repeat sponsors and some of it is just learning where I participated in a previous deal with the sponsor and trust them. 

Survey other nearby parks to see what they charge per month for lot rent as well as what is included in the rent (trash, water, sewer, street lights, etc.).
