If you notify the landlord I'd have some photo's of whose around to prove your point, take phone video for noise.

You just have to *****, whine, complain and send photos of every little bit of wear/tear/damage there is.Insurance is inexpensive, at least I think so (compared to taxes anyway).  

You'll have to look at the photos and things to see if it is REALLY a comp, as some houses might be a lot different, but this will start to give you a ballpark idea of what things are ACTUALLY selling for on the market.

If you took pictures of the place before move-in great, otherwise maybe try to schedule a walk through (with her), hopefully on short notice, and take tons of photos - every room every angle.I'm sorry that you're in this situation and that you are having to learn this this way, I hope it doesn't jade you toward the landlord-tenant relationship.
