We're almost at the finish line but we've been "almost done" for the last 3 months.

US 10 year Treasury yields tumbled (by nearly 10 basis points today and counting..) with the latest inflation metrics showing a dip last month indicating the Federal Reserve could start to lower interest rates this year with a now 80% chance of a September rate cut. 

I don't want someone putting a security deposit and then waiting 4 months to move in. 

In my case, I had 6 months to complete the renovation and move into the home. 

Rates are set to come down in the next 12 months and it would be a waste to spend thousands on buying points when you can refi later. 

Looking at the MLS, 379 MF listings sold in the city of Albany during the last 12 months, compared to city of Schenectady at 241.

We are on year 5 of this journey and finally "feeling" the benefit from monthly cashflow.  

He does his sales pitch about loaning him $100,000 and doing multiple deals in a month and I could supposedly make $30,000 a month by doing 10 deals a month.
