There is little inventory out there, and a lot of apartment dwellers are tired of their little boxes and looking for something a bit larger with a yard - that is the feedback I have been getting across the board. 

This may be a great deal because a lot of people would be turned off by the need to evict people and the seller is tired of dealing with the issue.

These are usually owned by “mom and pop” landlords that are tired and have not put much energy and effort into the property for many years.

Act professional,  and be confident so they know you aren't kicking tires and are looking to buy asap.

I plan on holding forever (until I die or just tire of landlording), then someone else can sell them.

If you seem to be a tire-kicker, rather than someone who will actually buy, she'll simply send you stuff, but not invest a ton of time and effort on a long shot. 

Though usually I get a lot of tire kickers which end up wasting a lot of my time going through messages from people who are not serious.
