I would just hate to pay this cheaper company and have them come do a terrible job that just has to be redone by someone else more expensive later.

This is - by most standards espoused on this site - a terrible rental.

72T is not terrible; however, there are requirement to be met.

Since the LL let you remain on a month to month basis for 3 years, it doesn't sound like they were forcing you to stay there, so I don't get why you remained when the landlord and the place were so terrible. 

I ask because have found that some great PM’s become awful and vis-versa when you start moving areas (good class C PM’s are terrible in B class for instance).  

My guys did terrible and half my crew quit. 

I am also worried these people staying in the house will wreck it before they leave and that will just add to this already terrible situation.

I keep trying to use the rental calculator with duplex/triplex in Phoenix area while using the F.H.A loan, but the P&I keeps making every deal seem terrible.
