It seems like a letter with "I would like to purchase your property at 123 Happy Lane for cash and can close quickly" is leaning more towards wholesaling, but I guess it doesn't matter if it gets them calling.

Clients who don't want to sign contracts and want to be completely hands-off during the process probably won't want to hire you in this role; but many clients are happy to be more hands-on in return for paying you less (though I guess you could charge just as much as a regular GC if you're really good at convincing clients to pay that) to basically be just a consultant.

I guess the other option would be to create my own lease specific to that state/county (if they would even use that), but I am not as familiar with the laws out there and I'm guessing I would have to go through the expense of an attorney to draw one up (?).

I guess my concern is that with the futures clauses they are able to hold DOTs as security for other debts even if the debt to a security has been paid in full.
