However, if you are looking for a bit more returns (and difficulty...and stress lol) you should look at developing a team out of state.

My point here is if you cannot give the tenant a 30day notice to vacate due to the lease, then like other said your difficulty selling to owner-occupant is greatly hindered.But congrats...sounds like your real estate ventures are off to great start!
