Would you do this deal if your son was not renting it?

Duplex has been not producing income because an older guy owns it out right and has been "renting" (for free) to his younger sons.

Working with my son in Florida, we have several sober living houses as son is in that community.  

I would like to do some flips and get my son and his contractor room mate involved.

@James Gross, I suggest: get your OWN quote/s for the cost of changing the remote Code (quote/s only), to show the Owner to ensure that they're not trying to PROFIT from you losing a remote.

and What do I find most fascinatingfor instance Im a nerd so I loved visiting NASA with my son, I LOVE hawaii cuz of the weather, San Antonio is great for its relaxed and rich history, austin is just weird but worth it.
