We saw that pre 08 when my entire HML business was to finance mid west BRRR for west coast borrowers.. and they would get 5 to 8k cash out when they closed their take out loan. we would try to do 4 at once.. so they would get 20 to 35k in their jeans tax differed.. these funds were to go into reserves.. instead being tru blue American consumers it went to jet skis trips you name it.. no discipline those folks lost their rentals in droves in the 08 meltdown..

It also seems like there are 6+ month waiting lists to get into modern, resort style apartments around here so tenants may be out of luck if they take a gamble leaving, which i think is playing in us (Landlord's favor) as of now as they don't have as much bargaining power.
