No other major hurdles other than some weeks it's definitely a side job, getting new guests in, providing great customer service, cleaning/fixing the property.

I expect somewhere in the range of Amazon employees to be at 30% on the Maryland side of the border, 25% on the DC side, and 45% on the Virginia side of the border.

Definitely a little on the impoverished side, but I saw lots of promise with rental potential. 

If your tenants are military yes you may have more frequent turn over but on the positive side you know your tenants have a steady income and new people are constantly moving into the area.

@Stephen Diaz find someone experienced, and bring them deals and money for a percentage of the GP side.

Even after purchasing my home I still found myself searching and watching certain properties, keeping tabs on the market and hot area throughout the city and being able to notice certain changes in trends.

We're probably erring on the side of being conservative with costs here but I think it's going to take a lot to turn this one around.
