Other than that the bathroom in the basement need to be finished off (which I knew from photos,) a large section of the fence outside needs to be put back up, probably will need a new hot water tank and the biggest surprise was that the garage didn't have gutters so those must be added and some of the rotted wood from their absence must be replaced.

Perhaps you can do something like Shark Tank. 

Just a few reasons why the pooling of such funds from multiple investors is a more viable strategy for many sponsors are as follows: (a) Multiple sources are less risky than having (1) or (2) large institutions that might pull their equity (for whatever reason) right before close, thereby tanking the deal in the ninth inning. 

Not sayin your credit will tank but it may drop some.

If you are renting a house (or mobile home) it is likely your responsibility to keep the oil tank filled so you can have heat for the colder months. 

Here we go...Criteria: 3/1 or 3/2 SFR, distressed, ARV between 150-200k, not currently on market.I invested just over 2 hours of time, almost a 1/4 tank of gas, and around an hour of preparation for this.  

In the past they have done well with the hit and run and they do not want to deviate from what has served them so well.Ask many of these investors and they will tell you how a market can tank overnight, things can change at the drop of a dime, etc.

And be aware that there will be "sharks" that attend these repo sales, and that bidding with or against them might be risky unless you know the ropes a bit.

@Storm Silva   Well if they ever 'awaken' (especially the 80% of 'agents' who QUIT within two years, when they can't "fish, in the big pond" with the "sales sharks," because they "don't have the work ethic," or simply aren't that outgoing, and/ or 'salesy...')
