I had a couple call me devastated this morning-they bought a house next to a STR that they thought they could rent, posted it and immediately got called to special magistrate and hit with the fine....so now just two months after buying they are selling (but lucky for them it's a good sellers market)...they are devastated as they thought they finally had their beach house but they just didn't know the rules.

I had to replace all the carpet and sell the house.  

Or maybe sell it for the right price.The question I have for the forum is that the property is in a small town, and I am not sure the real estate agent that is handling the property will know how to do this?

The sellers either cannot wait through traditional timelines, their property is of very low value, or the property has major defects that make selling it and earning a 3% commission a money-losing endeavor.

If you need the capital from a rental for a primary home purchase and you wanted to side step cap gains, then the approach would be to refinance the rental not sell it. 

So, assuming that's not what you're looking for, logically that leads to you offering to list properties of PMC clients that want to sell.
