I have no experience and little knowledge through webinars and YouTube vids, but Im seeking guidance and one on one training ,if possible hands on training.

However, a small unit count LL (2 units is small unit count) will not achieve the same vacancy rate as a a professional PM due to increased unit turn over time. 

Kevin,My advise is to seek out 2-3 independent Insurance agents (they represent multiple companies) that can write in CA. 

Before committing, conduct due diligence, seek independent financial advice, consult with legal experts, and have open conversations with your friend about expectations and potential conflicts.

Don't expect your CPA/tax professional to understand tax strategy with investment real estate.
