SSN and FICO scores are how mainstream business in the US works, but there's a huge part of US commerce that doesn't operate that way ... and a gigantic share of global commerce that doesn't. 

I agree that it’s very hard to find something - I’ve looked at many banks and for me, it’s so incredibly dumb that they won’t lend to me because I don’t live there.

I think her question was centered on investor speculation: average investors, crazy optimistic cash flush California investors and young homebuyers focusing on scoring some amazing appreciation to then start a side business in real estate.  

I have a single mom with 2 kids applicant whose income is barely 2x rent but can provide a good credit score with good income although they are friends not family.

With such demanding pursuits it is incredibly easy to get side tracked and not do the tasks that actually produce results.

Being asked if the minimum credit score of 620 for a rental is a combined score between all parties on the lease..... lol needless to say they did not make it through the screening process.

It's been a pretty incredible ride in 2021.

My bank is now saying my credit score is 2 points under the threshold for conventional after checking credit again.

I typically go to @Joe Fairless monthly meet up in Deer Park which is incredible, but I am looking to start something smaller and more focused on strictly buy/hold multifamily.
