Greg Horn is this tackier certificate course really worth it because I have heard that most of these courses are scam , I thought I should check with you before buying it.

This can get into SEC requirements and you'll often find that they may have a solution to defaults or demands for capital by substituting notes or collateral, this gets pretty much a scam as no note is identical to another, substitution with consent is one thing, substitution at the option of a lender/broker with a note holder or investor should not be agreed to.

When someone sends you a come on like this, and doesn't bother to check his grammarand spelling any better than in the following 3 sentences he's not someone I'd waste any time on.1. properties that are motivated from developer2. wile the market 3. with little to know cashflowBTW, this SCAM has been around a long time, nothing new just because it's on the internet.

I feel like they are taking advantage of my compassion and generosity, and essentially scamming me for lower rent while they make the extra $5000 income that I gave up by renting to them.Additionally, just since I met them - in the last 7 days - they have:  Disabled the security cameras on the property, asked my electrician to change light bulbs in their bathroom, moved furniture into MY AirBnB unit on the property w/o telling/asking me or my cleaning lady, unsuccessfully attempted to remove the bidet from the bathroom, and told my cleaning lady that she needs to raise her rates to me!

What am I missing with so many properties listed there for instance 45k with rent @850? Why would anyone sell a property for that cheap when you earn over 25% of the property value in a year? I know there's a catch so...
