Can somebody please refer a good and reliable handyman who is fair in pricing in Dallas fortworth (DFW) area ?

I generally use 1 month (or 1/12th monthly rent) as an estimate to play it safe.I didn't see any reliable comparable setups (house hacks) in the MLS. 

I much prefer ground up.. you can make a budget and stick to it.. and generally speaking subs are SOOOOO much more reliable.

Depending on how the test ads do and how reliable those wells are.

Tax assessments are generally lower than the actual value (at least where I live) and also not particularly reliable.

Be aware that REI, like any other investment, is not a guarantee of income, but if you do your research and take the time to invest wisely, it does tend to be a more stable, reliable investment than, say the stock market. 

I live in Battle Creek, MI and have a reliable contractor ready to rehab my first deal.

Your mentor may still be able to offer you some good insight in other areas, but if your ideals are no longer aligning, then it may be time to part ways.As others have said, personality tests are not always the most reliable indicator of success.
