I work in a controversial job... the dilemma is - it's not in real estate. 

I'm new to real estate and I'm here to learn as much as possible to take action ASAP.

If you are originating the CFPB rules are the same for a land contract or mortgage, so I don't see any benefit to creating a land contract.

Community banks got hammered last year after the rate hikes and credit union terms blew them away.We got 25 yr am, 2 yr I/O 6.75% 80% LTCIt's always the right time to buy real estate, although some times may be more challenging, it isn't always the right time to sell.It's only the right time if you are committed!

@Andrew Jessup It's extremely common for the family trust to initially own the real property and then to transfer ownership into an LLC for additional liability protection, with the LLC owned by the family trust. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

In my experience with a specific client of mine, it can often be challenging to make the case for passive income (therefore SE tax avoidance) if you are also a real estate investor doing your own flips.
