For instance, if I think the house is worth $80k and the mortgage being foreclosed on was taken out 2 years ago for $100k I just stop my analysis there because there is no equity and the lender will buy it back for more than it's worth. 95% of the foreclosed properties in my area still fall into that category so I can quickly narrow down the list.From there I do a physical drive-by.

It's gonna cost a couple grand for the survey so you better make sure it's a good deal and it's going to sell quickly otherwise you're out that two grand and that is why I didn't put it up and ultimately wasn't able to sell the acreage.

what I seem to find is HML> rehab> DFE/ cashout refi I have nothing against flipping for capitol to invest in buy and hold. buy and hold attracted me to real estate.

They are still motivated, however and may be willing to discount the property for let's say 15-20% off retail for a quick sale.
